- This is Plot's estimate under stated assumptions, not a lender's decision. No lender has seen it, no credit check has run, and a lender applies its own servicing test, living-cost floors, and policy.
- The range is the same calculation run at the two servicing test rates carried with the run. The rate a lender tests you at, not the rate you would pay, decides how much it will lend, and lenders test above the advertised rate.
- Only 70% of the monthly surplus left after commitments is treated as available for a mortgage; the remainder is the buffer a household lives in.
- The serviceable loan is the amount whose level table repayment over 30 years equals that available monthly amount.
- The loan is capped at 80% of the price, so the deposit alone can limit the estimate however much the income supports.
- Income is taken in the hand, after tax. Plot does not model tax, so a before-tax figure withholds the estimate rather than having it guess at take-home pay.
